The property comprises a parcel of predominantly level land extending to approximately 0.63 acres (0.25 hectares). The site previously contained a public house but this has been demolished to ground level, and site is now ready for development.
The site is located in the village of Eglwys Brewis, which hosts a number of light industrial sites including Aston Martin manufacturing plant, MOD St Athan, Welsh Government Aerospace, NATAS St Athan, Bro Tathan Business Park and JG Francis Civil Engineering. To the North of the site is Millands Caravan Park. Additionally the town of Llantwit Major is to the east, and St Athan town to the north west.
The site has the added benefit of substantial main road frontage.
The vendor has informed us that there is a licence still valid from when the property was occupied as a pub. It has been confirmed that the property is licensed for the sale of alcohol and provision of regulated entertainment - live music, recorded music, dancing, karaoke.
Planning: A number of planning applications have been made on the site.
Five Star Country Inn with Microbrewery and Sublet Ancillary Units: Full panning consent has been granted for a five star country inn with microbrewery and sublet ancillary units. We have been advised that work relevant to planning application: 2011/01118/FUL has commenced on site, therefore planning is extant/in perpetuity . There may be an opportunity for government funding on this site. Residential Housing : The site is located in the Vale of Glamorgan’s local development plan (LDP), and is listed as residential/commercial development. Planning has previously been submitted for four large executive homes, however the vendor was reportedly advised to withdraw the application as there is potential to develop 12 houses on site, therefore the executive homes would not meet the density required for the area

Additional costs: The purchase of the property may be subject to (but are not limited to), VAT (if applicable), reimbursement of the seller’s search fees, reimbursement of seller’s legal and/or sales costs, stamp duty/land transaction tax (LTT). * Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.

By setting a proxy bid, the system will automatically bid on your behalf to maintain your position as the highest bidder, up to your proxy bid amount. If you are outbid, you will be notified via email so you can opt to increase your bid if you so choose.
If two of more users place identical bids, the bid that was placed first takes precedence, and this includes proxy bids.
Another bidder placed an automatic proxy bid greater or equal to the bid you have just placed. You will need to bid again to stand a chance of winning.
