Lot 58 - Flat for Owner Occupation/Investment

Description

ONLINE AUCTION from 4th OCTOBER - 6th OCTOBER

Situated a short walk from Llanelli beach front the flat is located on the second floor, in this well- established development which overlooks the dock where residents can partake in water sports. The property is well-maintained and offers an open plan lounge/dining area with balcony area via the patio doors, kitchen with some integral appliances, two double bedrooms with sea views and a bathroom with a modern white suite. There is an allocated parking space in addition to visitors parking.

The property would make an ideal holiday home or investment. Similar properties in the area are achieving a rental income per month of £695.

The area is located on the cycle path with its easy access to Burry Port and offers good road links in to Llanelli town and excellent commuter links via the M4. Llanelli is a market town and the largest community in Carmarthenshire and the preserved county of Dyfed, Wales. It is located on the Loughor estuary 10.5 miles (16.9 km) north-west of Swansea and 12 miles (19 km) south-east of the county town, Carmarthen. The Millennium Coastal Path along 13 miles (21 km) of coastline from Loughor to Pembrey offers views of the Gower Peninsula and the opportunity of traffic-free cycling. WWT Llanelli Wetland Centre, about 1 mile (1.6 km) east of Llanelli, near Llwynhendy and Bynea, is one of ten wetland nature reserves managed by the Wildfowl and Wetlands Trust. Llanelly House is an example of an early 18th-century Georgian town house. Located directly opposite the parish church, it is currently in a poor state of repair, but the town council recently bought it with an eye to civic and public use. It was built for Thomas Stepney, the Member of Parliament (MP) for Carmarthenshire, in 1714. John Wesley, the early leader of the Methodist movement, stayed there several times. It also featured in the first series of the BBC television show, Restoration.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
