Description

ONLINE AUCTION from 7th SEPTEMBER-9th SEPTEMBER

The building is comprised of two and three storeys. The property most recently comprised of a brown stone roof covering (formerly slate), this has however largely been removed. Please note that the auctioneer has not gained access to the site, we have however been advised that the property was comprised of a three story block which had a hipped roof and corner pilasters in exposed stone. To the right of this, is a two story block, and to the left of the three storey block is another two storey block.

This Grade II listed building was developed between 1809 and 1818, the property is one of the few remaining examples of the truck shops that were operated by industrial concerns in the late 18th / early 19th century. The town of Tredegar is one of the few early planned industrial towns in Wales, therefore this building holds significant historical interest.

Located in Tredegar, the town is within close proximity to the Brecon Beacons, and Heads of The Valleys Road. The property is located in a mixed used area of Tredegar, comprising of a number of residential and industrial properties.

We have been advised that the building stands on a one-third acre of land. Subject to the relevant planning consent and permissions the land could potentially be used to build either a supermarket or a number of houses.

Auction Fees And Additional Costs

Auction fees: The sale of each lot is subject to a buyer’s premium of 1.2% of the purchase price (subject to a minimum of £975) including VAT unless otherwise stated.

Additional costs: The purchase of the property may be subject to (but are not limited to), VAT (if applicable), reimbursement of the seller’s search fees, reimbursement of seller’s legal and/or sales costs, stamp duty/land transaction tax (LTT). Please check accompanying legal pack for further details.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
