Lot 1 - House for Owner Occupier/Investment

Description

ONLINE AUCTION from 11th MARCH-13th MARCH 2025

A 3-storey end of terraced house overlooking Abercwmboi Fishing Lake with distant hillside views beyond. The Pwll Waun Cynon Nature Reserve is nearby. The property has been cleared in readiness for refurbishment and currently provides a lounge, kitchen, bathroom and two bedrooms. There is a rear garden (vendor informed us there may be signs of Japanese Knotweed) which does not include the bottom part of the garden (not on legal title) however the vendor has enclosed it and treated as his garden since 2010 but it has not been registered. There is double glazing/gas central heating (not tested). Neighbouring properties have added extensions.

Abercwmboi Lake is clean and rich in aquatic life. The lake holds carp, pike and rudd. There may be other coarse fish present. The fishing is said locally to be 'free' - it is unknown who, if anyone, owns the angling rights. Abercwmboi is a villiage in the Cynon Valley. The village lies on the B4275 Cardiff Road - the old main route to Cardiff before the A4059 road was built - between Aberdare and Mountain Ash. Aberdare is a bustling welsh town with a railway station which serves the town of Aberdare in Rhondda Cynon Taf, Wales. It is the terminus of the Aberdare branch of the Merthyr Line, 22½ miles north-north-west of Cardiff Central.

Auction Fees And Additional Costs

Auction fees: The sale of each lot is subject to a buyer’s premium of 1.5% of the purchase price (subject to a minimum of £1,500) including VAT unless otherwise stated.

Additional costs: The purchase of the property may be subject to (but are not limited to), VAT (if applicable), reimbursement of the seller’s search fees, reimbursement of seller’s legal and/or sales costs, stamp duty/land transaction tax (LTT). Please check accompanying legal pack for further details.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
